TRANSFER PROCEDURE

After selecting the right choice, it comes to turn to negotiate on a price and make your mind. Then you will do a bayana amount and make an agreement with the seller setting a date for the transfer of the plot in your name.

On the day of transfer, you will ask him to complete all the documentation requirements, and then pay cash or pay order to the seller after getting the plot transfer in your name. Please note that the pay-order is the most secure way of dealing, however, you can also with cash payments; cheques are normally not accepted by the sellers.

Once the plot has been transferred to your name and you have paid the plot price to the seller; you will take the receipt from the reception. Now for the allotment letter of your name, you will have to wait for 10 to 15 working days after the transfer date.

Once you have the receipt on your name, you can use this plot for any of your purposes – such as selling out to someone, gifting to someone else, transferring to someone else from your name, using it for loans/credits, or starting to build a house on the plot.

Documents required from Seller:

  1. Original Allotment Letter OR Transfer Receipt if Allotment Letter not issued
  2. CNIC (Original is required for presentation in Gulberg Greens Head Office on the day of transfer)
  3. Two passport size photos of Seller
  4. NDC (No Demand Certificate) – applied for usually by the Estate/Property Dealer on behalf of the Seller

Documents required from Purchaser :

  1. CNIC (Original is required for presentation in Gulberg Greens Head Office on the day of transfer)
  2. Two passport size photos of Purchaser
  3. CNIC Copy of Nominee (Blood relative; to whom the property will be transferred after death of the Purchaser)
  4. Transfer Set (usually prepared by Estate/Property Dealer on behalf of the Purchaser through ‘affidavit vendors/stamp farosh).

THE TRANSFER SET INCLUDES FOLLOWING DOCUMENTS:

  1. Gulberg Greens Application Form for Transfer – duly filled;
  2. CNIC copies of Seller, Purchaser & Nominee attached.
  3. Undertaking by the Purchaser (on Stamp paper of Rs. 100)
  4. Affidavit by the Seller (on Stamp paper of Rs. 20)
  5. Original Transfer Fee Deposit Slip
